تبیین و اعتبارسنجی چارچوب روش‌شناختی سنجش زیست‌پذیری کاربری‌های چندمنظوره نیمه‌عمومی شهری با تلفیق مدل‌سازی معادلات ساختاری و تکنیک TOPSIS

چکیده
سنجش زیست‌پذیری در کاربری‌های چندمنظوره نیمه‌عمومی شهری، به دلیل ماهیت چندبعدی و پیچیده این فضاها، نیازمند چارچوبی روش‌شناختی است که بتواند ضمن شناسایی نظام‌مند ابعاد و شاخص‌های مؤثر، روابط میان آن‌ها را نیز تبیین کرده و امکان رتبه‌بندی علمی معیارها را فراهم سازد. هدف این مقاله معرفی، تبیین و اعتبارسنجی یک چارچوب روش‌شناختی ترکیبی سه‌مرحله‌ای است که فراترکیب نظام‌مند ادبیات، بومی‌سازی و اعتبارسنجی خبرگی، و مطالعه میدانی را با تلفیق مدل‌سازی معادلات ساختاری (SEM) و تکنیک تصمیم‌گیری چندمعیاره TOPSIS یکپارچه می‌کند. در این چارچوب، ضرایب مسیر استاندارد حاصل از مدل SEM به‌عنوان وزن معیارها در مدل ذکر شده به‌کار گرفته می‌شوند تا رتبه‌بندی بر پایه روابط تجربی و آزمون‌شده میان متغیرها انجام شود. کارآمدی چارچوب پیشنهادی در یک مطالعه آزمایشی با مشارکت 5۶ نفر از خبرگان شهرسازی و ۳۸۴ نفر از کاربران شش مرکز چندمنظوره شهر تهران ارزیابی شد. نتایج نشان داد ابزار پژوهش از پایایی مطلوب (آلفای کرونباخ ۰٫۹۰۸ و ۰٫۹۶۰) و روایی سازه مناسب (بارهای عاملی استاندارد ۰٫۵۸ تا ۰٫۸۷) برخوردار است و شاخص‌های برازش مدل نیز در محدوده قابل قبول قرار دارند. نوآوری اصلی پژوهش در ارائه چارچوبی تکرارپذیر برای پیوند نظام‌مند مدل‌سازی تبیینی و تصمیم‌گیری چندمعیاره و استفاده از ضرایب مسیر SEM به‌عنوان مبنای وزن‌دهی TOPSIS است. این چارچوب می‌تواند به‌عنوان الگویی قابل انتقال در پژوهش‌های آینده برای سنجش و رتبه‌بندی زیست‌پذیری انواع فضاهای شهری مورد استفاده قرار گیرد.

Assessing livability in urban semi-public mixed-use spaces, given their multidimensional and complex nature, requires a methodological framework capable of systematically identifying critical dimensions and indicators, explicating their interrelationships, and enabling a scientifically sound ranking of criteria. This paper aims to introduce, develop, and validate a three-stage hybrid methodological framework that integrates a systematic meta-synthesis of the literature, expert localization and validation, and a field study by combining Structural Equation Modeling (SEM) and the TOPSIS multi-criteria decision-making technique. Within this framework, the standardized path coefficients derived from the SEM model are employed as criterion weights in the TOPSIS model, ensuring that ranking is grounded in empirically tested relationships among variables. The efficacy of the proposed framework was evaluated in an empirical case study involving 56 urban planning experts and 384 users across six mixed-use centers in Tehran. The results demonstrated that the research instrument possesses satisfactory reliability (Cronbach’s alpha of 0.908 and 0.960) and adequate construct validity (standardized factor loadings ranging from 0.58 to 0.87), with model fit indices falling within acceptable thresholds. The primary novelty of this study lies in presenting a replicable framework that systematically links explanatory modeling with multi-criteria decision-making, using SEM path coefficients as the weighting basis for TOPSIS. This framework can serve as a transferable model in future research for assessing and ranking the livability of diverse urban spaces.
