Abstract
In today's world, many buildings that can no longer serve their original function have become a significant challenge for various societies. One of the proposed solutions for preserving such unused structures is adaptive reuse and revitalization—a strategy aimed at optimizing resource utilization, achieving sustainable development, economic efficiency, and preserving cultural values. This research is applied in nature, and data collection was conducted through library studies, document analysis, and fieldwork. Initially, relevant principles and indicators were examined. Subsequently, to analyze these indicators in the case study of the Ordubadi House in Tabriz, field observations and interviews were conducted with 20 experts and professionals in the field. The findings indicate that all six examined dimensions related to the performance of adaptive reuse had a medium to high impact on the sustainability and revitalization of this historic building. In terms of ranking, the environmental indicator scored the highest impact with a mean score of 3.66, while the managerial indicator had the lowest impact with a score of 2. Ultimately, it can be concluded that criteria such as compatible reuse based on defined principles, attention to social, cultural, environmental, and economic values, play a significant role in achieving sustainable development in historic buildings.
