توسعه مدل هوشمند یکپارچه برای ساماندهی پایدار مجتمع‌های مسکونی با تأکید بر کالبد و محیط زیست (مطالعه موردی: شهر دوگنبدان)

چکیده
شهرها به‌عنوان کانون اصلی فعالیت‌های انسانی و اقتصادی، نقشی حیاتی در تحقق توسعه پایدار ایفا می‌کنند، اما رشد سریع شهرنشینی، کمبود زمین، تقاضای فزاینده برای مسکن، و چالش‌های زیست‌محیطی، نیازمند بازنگری در رویکردهای برنامه‌ریزی شهری است. شهر دوگنبدان به‌عنوان قطب صنعتی و مهاجرپذیر، به دلیل محدودیت‌های جغرافیایی مانند محصور شدن توسط کوه‌ها و چاه‌های نفت و گسترش طولی شهر، با چالش‌های متعددی در تأمین مسکن پایدار مواجه است. این پژوهش با هدف توسعه مدلی هوشمند برای ساماندهی پایدار مجتمع‌های مسکونی، بر ابعاد کالبدی و زیست‌محیطی تمرکز دارد. روش تحقیق ترکیبی از مطالعات توصیفی و تحلیلی بوده و داده‌ها از طریق پرسشنامه‌های محقق‌ساخته، مصاحبه و مطالعات اسنادی جمع‌آوری شده و با نرم‌افزارهای SPSS و PLS تحلیل شده‌اند. نتایج نشان می‌دهد که شاخص‌های توسعه پایدار، ارتباط مستقیمی با ارتقای کیفیت ساخت مجتمع‌های مسکونی دارند و استفاده از رویکردهای هوشمند می‌تواند به بهینه‌سازی منابع، کاهش تأثیرات زیست‌محیطی، و افزایش کیفیت زندگی در این شهر منجر شود. این پژوهش راهکاری نوین برای سیاست‌گذاری و برنامه‌ریزی مسکن پایدار ارائه می‌دهد.

چکیده English

Cities, as the primary hubs of human and economic activities, play a vital role in achieving sustainable development. However, rapid urbanization, land scarcity, increasing housing demand, and environmental challenges necessitate a re-evaluation of urban planning approaches. The city of Dogonbadan, as an industrial and migrant-attracting center, faces significant challenges in providing sustainable housing due to geographical constraints such as being surrounded by mountains and oil wells and the city's longitudinal expansion. This research aims to develop an intelligent model for the sustainable organization of residential complexes, focusing on physical and environmental dimensions. The methodology combines descriptive and analytical studies, with data collected through researcher-made questionnaires, interviews, and document analysis, analyzed using SPSS and PLS software. The results indicate that sustainable development indicators have a direct relationship with the improvement of residential complex construction quality. Furthermore, adopting intelligent approaches can optimize resources, reduce environmental impacts, and enhance the quality of life in this city. This study provides an innovative framework for policymaking and planning sustainable housing.
