Abstract
Urban deteriorated areas, due to problems such as building instability, small and fragmented plots, inadequate accessibility networks, and insufficient urban services, are considered one of the most important challenges of urban development. The city of Nurabad is also facing the expansion of deteriorated areas and increasing physical and functional problems. Therefore, the present study was conducted with the aim of identifying and analyzing the deteriorated areas of Nurabad and explaining their physical and spatial characteristics. In terms of its objective, this study is applied, and in terms of its nature and methodology, it is descriptive-analytical. The required data were collected through documentary studies, information from the comprehensive and detailed plans of Nurabad, municipal statistics, and urban maps. The identification of deteriorated areas was based on three main indicators: small and fragmented plots, building instability, and the impermeability of the street network. Subsequently, spatial analysis was used to examine the spatial distribution pattern and physical characteristics of the deteriorated areas. The results show that the deteriorated area of Nurabad comprises 89 blocks, covering approximately 37 hectares and encompassing about 1,513 residential units. The spatial distribution of deteriorated areas across the city is not uniform, with the central and older parts of the city experiencing the highest levels of deterioration. Furthermore, 75% of the city's buildings are single-story, and approximately 15% of the buildings fall into the category of deteriorated and repairable structures. Small and fragmented plots, the use of low-durability construction materials, and limitations in the street network are also among the most important factors contributing to the formation and expansion of deteriorated areas in Nurabad. Deterioration in Nurabad is a multidimensional phenomenon; therefore, urban regeneration programs should be designed based on the characteristics of each area. The consolidation of small and fragmented plots, renovation of unstable buildings, improvement of the street network, upgrading of urban infrastructure, increased resident participation, and utilization of vacant land can contribute to improving the quality of deteriorated areas and enhancing citizens' quality of life.
